Project Description

This downtown Warren, Ohio landmark had deteriorated for several decades and had not been used as a hotel when it was abandoned in 1980, the last occupants being a beauty and barber supply store and a lingerie shop. The onion dome on the corner turret was decapitated.

When a developer purchased the property, Balog Steines Hendricks & Manchester was retained to do the architectural and interior design and exterior rehabilitation to obtain Federal Tax Credits. The exterior masonry was cleaned, a matching brick for repairs was located, original openings were replicated, cracks from settlement and structural insufficiencies were repaired, and the entire building was repointed with a mortar compatible with the existing brick. All methods used were according to the Secretary of the Interiors’ Guidelines for Rehabilitation, and with the review and approval of the Ohio State Historic Preservation Office.

The interior was completely rehabilitated with new plumbing, fire protection, HVAC, electrical work, lighting, new bath areas, public spaces and finishes.
